Yes. Leased systems are sold every day. The key is a transfer plan: buyers can assume the lease, or it can be paid off or prepaid at closing. I map this out before we list so it's never a last-minute deal-killer.
Owned solar typically adds value. Berkeley Lab found buyers paid roughly $4 per watt, about $15,000 on a typical system, and 2025 Zillow-based data shows solar homes selling for around 6.9% more. Leased solar is neutral to positive when positioned correctly. What scares buyers is uncertainty, and I remove that up front.
A solar loan is handled much like any lien. It's paid from proceeds at closing or, in some cases, transferred. I coordinate the payoff or assumption with your lender so title clears cleanly.
